Phase 1 – North Section

Start Date: Week 10 – 5th June 2023

Completion Date: Week 58 – May 2024

From the 24th April 2023 - Commence Phase 1

24th April 2023 Commence Phase 1 - Northern section construction works.

Excavation has started for the road construction, heading South from Fir Tree Lane.

Once the road has been excavated and stoned, installation of the the SUDS ponds and drainage will commence towards the end of May.

9th May 2023 - Closure of Fir Tree Lane

9th May 2023 Closure of Fir Tree Lane – no through road access.

As part of the Link Road scheme, we will be permanently closing a section of Fir Tree Lane. The road closure will take place on the 9th May 2023. The closure will be implemented at 10am to minimise disruption during the morning peak traffic.


The permanent closure will be implemented from a point 100 metres east of Fir Tree Lane/Allington Lane Junction to a point 120 metres east of the Victoria House vehicular access, an approximate distance of 70 metres.


Initially, to facilitate the works, our road closure traffic management will be placed at a temporary location 10 metres to the east of Fir Tree Lane/Allington Lane Junction. The traffic management will be moved to the permanent road closure position once the construction of a new western turning head is completed in June 2023.

 

What to expect
From 10am, our workforce will place cones across the road, road closure signage and fencing to close the site area off.


Can I still access my property?
Yes, access to properties along Fir Tree Lane will remain available. Two newly constructed turning heads located to the east and west of the closure will provide safe vehicle turning points.
Please remember there will be no through route between Allington Lane and Burnetts Lane once the permanent closure is in place.


Will construction traffic still use Fir Tree Lane?
Yes, construction traffic will still access the site from either end of Fir Tree Lane.


Will there be a fully signposted diversion route?
No, this is a permanent road closure which will form part of the Link Road works. Advance warning and road closure signs will be set up along Fir Tree Lane, Allington Lane and Burnetts Lane to make drivers aware of the closure.

From the 5th June 2023 - First Residential Parcel

5th June 2023 First Residential Parcel

On Monday 5th June we are undertaking early construction works to prepare the development’s first residential parcel in advance of the main construction works.

 

The site area is located in the southeast corner of the development, adjacent to the Burnetts Lane roundabout and is called the Lower Acre.

 

These early works will involve stripping the topsoil within the parcel boundary and re-shaping the site to new levels.

 

What to expect

Phase 1 of the works will see muck shifting equipment excavate and relocate the topsoil to a storage bund location at the Burnetts Lane roundabout corner of the site.

The storage bund will be approximately 3m high and will remain until the topsoil is re-distributed to future plot gardens and green spaces. 

Phase 2 work will then commence to re-shape the site, moving and compacting soils within the site boundary.

 

Will this work increase traffic to the local roads?

No, the topsoil strip works will be self-contained within the parcel boundary. The reshaping of the first residential parcel will utilise soils excavated from the new link road ponds and moved to the FRP site. The soil is transported to the first residential parcel along roads within the site boundary.

 

Will there be dust?

No, during drier months, dust suppression techniques will be used to dampen the site prior to and during material movements.

 

What will happen next?

Work on the parcel will be on-going. Once the site preparation works are completed, the main construction works will commence.

What works are being carried out?

The works are to connect the One Horton Heath foul drainage to the existing sewer network. Approximately 70m of new drainage will be installed along Allington Lane to the existing sewer. The site area is located at Allington Lane/West End.

 

When we plan to carry out the work and how long it will take

The work will take 3 weeks to complete, commencing 11th September 2023, between the hours of 08:00-17:00. The traffic management will be set out after 9am on the 11th to avoid rush hour traffic.

Traffic will be controlled by 2-way temporary traffic lights which will be in place 24/7 for the duration of the works.

 

How will it affect you?

Short delays on Allington Lane may be expected. 

 

Will there be access to local businesses?

Yes, all adjacent premises will remain open as usual. Traffic management will be set out to allow access into the business parks.

 

Can pedestrians still use the route?

Yes, a pedestrian route shall be maintained throughout the works. The footway will be temporarily closed at the top gate while the works take place.
